King Edward VII development - ooh er?

Seen in the 'Messenger' this week. 263 new houses to be built on the KEVII site after the council granted planning permission. Now here's the thing. The site is nowhere near a major population centre (about the same distance from Midhurst as Fernhurst is from Haslemere - you can see where this is going can't you?) and doesn't have a 'centre'. However, it's been decided to build a new village as it were which will include recreation facilities, a shop and affordable housing.

Having lost the KEVII hospital this seems like an eminently sensible way of developing a site which is already in use and not greenfield.

So why can't the same be done on the Syngenta site at Fernhurst? It's already been developed, is brownfield, could have a shop and rec facilties too as part of the plan. And, it's close to good transport links, a couple of pubs and if the developers are leaned on could have affordable housing too.

Why is development on the Syngenta site a problem? We should be told.
